KOZ Tax Free Zones

Keystone Opportunity Zones are defined, limited areas with greatly reduced taxes or no local or state tax burden at all. They are designated by local communities and approved by the state. In Pennsylvania, over 10,000 new jobs have been created since the KOZ program was initiated. Business Facilities Magazine calls KOZ the #1 Economic Development Strategy in the nation. KOZ status for most zones is retained until December 31, 2010.

Local KOZ Sites

Corry

City of Corry – 58 acres of Greenfield/Brownfiled property presently owned by Fred Jackson & Shawn Greer. The area is comprised of two parcels located on the East and West sides of Shady Avenue. The Western parcel is served by Norfolk Southern Railroad and all utilities are within 500 feet of the site.   The site is approximately 500 feet South of US Route 6 on Shady Avenue.

Columbus Township/City of Corry – 227 acres of Greenfield property presently owned by Roche Shamrock LLP (94 Acres), Mr. David Sekerak (105 acres), Mr. Richard Owens (18 acres) and Mrs. Mary Sekerak (10 acres). The site is bounded by US Route 6, Russell Road and Spencer Road and is situated approximately 800 feet North of US Route 6. All Utilities are within 800 feet of the site.

Columbus Township

Columbus Township - 164 acres of Greenfield property presently owned by Mr. Nickerson (119 Acres), Mr. David Sekerak (40 acres), and Mr. Edward Sekerak (5 acres). 

The property is served by Norfolk and Southern Railroad and has all utilities within 300 feet of the site. The site is bounded by US Route 6, Shady Avenue and Scotts Crossing Road.

Columbus Township – 62 acres of Greenfield property presently owned by Mr.Lawrence Miller (The property is served by Norfolk and Southern Railroad and has all utilities within 700 feet of the site. The site is bounded by US Route 6 and the Norfolk Southern Railroad

Wayne Township

Wayne Township – 111 acres of Greenfield property presently owned and under development as an expansion to the existing 50 acre industrial park by the Corry Area Industrial Development Corporation. Lot sizes will range from 2 – 5 acres and can be combined to sites as large as 25 acres. Lots on existing road frontage (Sciota Street) are ready to go.

Union City

Troyer Growers Site – 100 acres of Greenfield Property located just off US  Route 6 on Clemens Road. Property is owned by Troyer Growers, Inc and is within 800 feet of all utilities.  American Lumber Site – 70 acres of Greenfield property located along the Northwest Pennsylvania Rail Authority Railroad. The site is owned by American Lumber (30 acres) and Mr. Rimpa (40 acres).  All utilities are located within 400 feet of the site.

 Route 8 Site – 38 Acres of Greenfield Property located on Route 8 presently owned by Mr. Harold Goodwill. The site has all utilities within 600 feet. SnapTite, Inc. and US Route 8 bound site.

Franklin Township

Franklin Township - One Area comprised of 166 acres
The Franklin Township site is a Greenfield property located just off Exit 38 (Edinboro) of I-79. The site has several landowners: Dan Koman (8.74 acres),   Dan Roberts (27.9 acres), Darrell Sisson (30.6 acres), John Vanco (23.2  acres), William Smith (43.1 acres), and Tim Vanco (33.32 acres).  Public  Water and Wastewater connections are approximately 3500 feet from the  property, power (electric and gas) are only a few hundred feet away. The site is bounded by I-79, Silverthorn Road, Koman Road and Crane Road and has excellent visibility from the Interstate.
